Below is our interview with Dr. Michael C. Threatt, Principal & CEO at Elevate Housing Solutions:

Q: Could you provide our readers with a brief introduction to your company?

A: Elevate Housing Solutions, LLC is a management firm that provides Section 8 Program consulting services to real estate investors, developers, landlords, nonprofits, property management companies, and public housing authorities (PHAs).

Under Dr. Threatt’s subject matter expertise (SME) and leadership, the firm provides consulting and coaching for PHAs on how to Attract, Recruit, and Retain landlords in the Section 8 Program. He is known as The Section 8 Landlord Coach™. The firm also provides consulting and coaching for landlords and real estate investors on maximizing their profit and return on investment (ROI) by participating in the Section 8 Program.

Q: Any highlights on your recent announcement?

A: The Price of Bureaucracy: Removing Section 8 Landlord Pain Points through the Investment in Technology is Now Available on Amazon and Barnes & Noble. The book is the game-changing solution to help fix the affordable housing crisis. This book was written with the Section 8 landlord in mind.

Q: Can you give us more insights into your offering?

A: The book focuses on innovative solutions to increase landlord satisfaction, improve communication, and enhance customer service to cultivate better PHA-landlord relationships by investing in technology. I discuss the landlord technology pain points, the need for modern-day housing software (landlord portal), and a landlord webpage.

Traditionally, the PHA sector of the real estate industry has needed to catch up to new technology and is reluctant to invest in the latest technologies similar to the private sector. I explain why PHA should invest in modern-day housing software that includes a 24/7 access landlord portal that provides the ability for e-signatures, financial information (e.g., direct deposit payments, 1099 forms), and real-time inspection information.

Additionally, the book discusses why PHAs with websites need a responsive webpage focused on landlords and should include a landlord newsletter, a rental calculator, and payment standards maps. I explain why a PHA’s webpage should display landlord-friendly language to answer questions upfront to attract, recruit, and retain landlords.

Q: What can we expect from your company in the next six months? What are your plans?

A: Over the next six months, I will be facilitating workshops throughout the country, to name a few, from Portland, Oregon; Mobile, Alabama; Charlotte, North Carolina; Jacksonville, Florida; and Atlanta, Georgia.

I will release the much-anticipated online training course for landlords and real estate investors under the My Landlord Liaison training platform.

I am currently recording my voice for the audio version of my first book, The Price of Bureaucracy: Removing Section 8 Landlord Paint Points through the Investment in Technology.

I will also release the first season of the much-anticipated Roof Talks Podcast. The Roof Talks Podcast YouTube Channel is for landlords and real estate investors participating in the Section 8 Program. The podcast discusses innovative solutions to remove landlord pain points and ways to cut the red tape to build better relationships between PHAs and landlords.

The podcast also talks about changing negative perceptions about the Section 8 Program. In each episode, I provide investment strategies for landlords to maximize their profit and return on investment (ROI).

Q: What is the best thing about your company that people might not know about?

A: As a member of several national governmental affairs committees, I advocate and voice the concerns of all Section 8 Program stakeholders, get answers and add value to the affordable housing community and real estate industry through my platform.

As a landlord, I understand what it’s like from the other side so that my clients get realistic real estate investment strategies. The best part about my job is teaching and coaching landlords on how to maximize their ROI, which helps change perceptions and preconceived notions regarding the Section 8 Program.

This gives me an extra edge in educating and coaching my clients on investing in real estate investment properties to increase their passive income. I help landlords increase their cash flow by coaching them on investing opportunities in short sales, foreclosures, real-estate owned (REO), value-add, tax lien, and turnkey investment properties.
