Below is our recent interview with Steve Kontos, CEO & Founder of Elpitha Solutions:

Q: Could you provide our readers with a brief introduction to Elpitha Solutions?

A: Elpitha Solutions is a boutique real estate investment firm that owns, operates, and manages a multi-million dollar portfolio with a focused goal of bringing aggressive rates of returns to all of our partners. Every individual we work with will alway receive our complete undivided attention from start to finish because they are the intricate part of our team and we respect that throughout the entire process.

Q: Steve, let’s start with your background. How did your real estate career start?

A: I was working in Corporate America in the Finance department and absolutely hated it. It got to the point that the mere fact that I had to get up and go do the SAME mundane, mindless financial reports just didn’t cut it for me anymore. During my mental crisis at the time, a friend of mine came by my house and we started talking about work. I expressed to him how I thought I was running around in one big endless circle with no end in sight. He mentioned a book that he had read and recommended I pick it up, the book was Rich Dad, Poor Dad by Robert Kiyosaki. Let me tell you something, boy did that book change my life immediately. It was like a slew of bells had gone off in my head and all of a sudden, I knew where I wanted to go in life. I had a sudden epiphany and at that very moment I knew I wanted to be involved in real estate investing.

I decided that I would start investing in real estate while still working at my job with the end goal being to get the hell out of Corporate America. I started my real estate career in 2008 when the markets were crashing. My wife (girlfriend at the time) and I thought it would be a great time to dip into the real estate market since many others had decided to flee. We had mentally prepared ourselves as best as possible by reading multiple books and attending countless seminars for an entire year, then we figured it was time to enter the lions’ den! Due to limited funds as well as the laws in our state not favoring real estate owners, we decided to begin our real estate journey as out-of-state investors. Living in New York we came to the realization that we would need a ton of money and the rates of return wouldn’t be great (of course we were thinking monthly cash flow not appreciation). We decided to begin establishing our portfolio in Pittsburgh, PA by purchasing a single-family home and a duplex. Why Pittsburgh you ask? Well as mentioned before, through the various networking events, we came across a wholesaler who finds deals in Pittsburgh. Long story short, we met the wholesaler through his son who knew we were interested in investing. When we met the father and son, we just hit it off. The father understood our needs, respected our criteria and worked hard to give us the deals that suited us best. We flew out there and instantly loved what we saw which was a nice stable real estate market that gave investors a great rate of return on their money. On top of that, we didn’t need to have truckloads of money to get started! From there we just kept expanding to other great cities across the United States.

Q: Can you give us insights into your services?

Q: What are your tips when it comes to investing in real estate?

A: I have 3 key tips that will help any individual looking to invest in real estate:

1. Decide what type of investing excites you the most.
2. Attend various networking events.
3. Find someone who is a successful real estate investor and watch/allow yourself to get mentored from that individual.

Q: What separates you from other real estate investment groups?

A: We pride ourselves on relationship building. I am a firm believer that relationships are the building blocks for a successful business model. At the end of the day we are nothing without each other. What good is being wealthy or being successful if it’s done all by yourself? We work together as a unit and treat each individual as part of the team because we value that relationship.

Q: What are your plans for the future?

A: My plans for the future are to continue doing what I love and thriving as best as I can. We live in an ever changing world where if you do not adapt, you will cease to exist over time. The one thing I’ve always enjoyed is changing with the times. I also want to continue to educate and work with individuals who see the value in real estate both from an owner’s perspective as well as from the tenants’ perspective.
